  • If you do not speak Albanian and do not know Albanian legislation well, be cautious. Avoid unpleasant surprises. Without a local market expert, it's almost impossible to verify a property and know exactly what you are buying.
  • Strictly avoid paying in cash.
    Remember that the purchase is not the end of the process. There are many matters you need to handle on-site throughout the year.
  • Albanians do not focus on contracts and documents. What is standard for them might be a significant issue for you. Albanians will tell you exactly what you want to hear and won’t lie about it. What matters to them is whether they can use the apartment. Whether it is legally correct is not a concern for them.
  • We are not saying that someone in Albania wants to scam you, but we have saved many Czechs who jeopardized their life savings due to a lack of knowledge about local specifics. And it wasn’t the Albanians' fault. It was the Czechs' mistake because they thought everything in Albania works the same as in the Czech Republic. Yes, there is a land registry, but that’s all.

Specifics of Albanian Properties:

  • Vigilance is necessary, and checking contracts and documents is the basis of a good investment (adherence to project documentation, purchase contract, property register excerpt, etc.)
  • Settlement of land between the owner and the developer, checking past transfers in the land registry to ensure they were legally correct, truly paid, and not subject to annulment. And that includes annulment of your contract. You need real certainty, not just an Albanian promise that everything is fine.
  • A contract signed with a notary does not guarantee that the property is 100% correct. The notary verifies your identity and the seller's identity but guarantees nothing in the contract. They do not bear responsibility for the state of the property; they only verify signatures and act as an intermediary for the exchange of money.
  • New development projects (even completed ones) often do not have occupancy permits and are not properly registered in the land registry. The developer has not yet paid off the loan and does not want to pay the fees for registering the new property. Therefore, they are happy to sell you a completed property with a promise of soon delivering the property title. But the promised three months usually turns into four to five years between completion and actual registration in the land registry to ensure your ownership rights are 100% protected.
