Spain (Mainland)

Spain is very socialist in some respects, for example its social housing law is unparalleled in the EU. If you don't live in your apartment for more than six months, anyone can move in. It is very difficult to evict illegal tenants.

Canary Islands

Availability by air only. Real estate prices skyrocketed after the covid. Further growth will be very gradual, possibly fluctuating. High cost of apartment management and maintenance.

Bulgaria

Apartments by the Black Sea are cheap, but developers build one closed resort after another, often without connecting to infrastructure and the nearest town. Property price growth and appreciation have been around 0% in the long term. Rental yields barely cover the operating costs of the apartment.

Turkey

An interesting, mostly Muslim country, accessible only by air. The biggest risk here is political instability and potential future political developments. This also affects the reliability of investment returns and the appreciation of money.

Georgia

An amazing country that rivals Albania in nature. It was our second option. Unfortunately, the legal risk is too high, due to its dangerous geographical proximity to Russia and associated risks. After stabilization of the geopolitical situation, we will reconsider it.

Croatia

The most popular destination for Czechs. Congratulations to those who bought property there ten years ago. Today, tourist prices, including gastronomy, are significantly higher than in the Czech Republic. Compared to Albania, it also has a shorter season and worse climate for part of the year.

United Arab Emirates – Dubai

Too much glitter. We buy properties that we can actually visit, not projects on paper. Service costs for an apartment here amount to 150 to 200 thousand CZK per year, just in fees and overheads. The risk is too high for too large an investment. We prefer not to invest more than 350,000 euros in a single property.

Italy

Complicated tax system. Taxes and state contributions turn a nice investment into a nightmare and significantly reduce profitability.

Egypt

Beautiful sea, too large a cultural difference, strong religious pressure, and political instability. Apartments here have been, are, and will remain extremely cheap. Investment appreciation is mediocre and rental yields are also lacking. Additionally, it is too hot in summer, but it might be an interesting place to spend winter in retirement.

Thailand, Costa Rica, Cape Verde Islands, Mexico*

Accessible only by plane with a flight duration of ten hours or more… The cost of the ticket makes spending a pleasant extended weekend in your own apartment an unrealistic idea. Moreover, winning at a casino is more certain than the enforceability of law and the certainty of property ownership. Unless you are fleeing from the law, we do not recommend it.
